Southside United HDFC, better known as Los Sures, is a multi-service, community based non-profit organization based in Williamsburg, Brooklyn. Our company provides a wide range of services to our tenants and community members ranging from affordable housing and tenant organizing, to social services and activities for senior citizens.

About the Position:

We are looking for a candidate that is experienced in, and knowledgeable about, real estate/property management, and able to carry out a variety of tasks and functions to optimize efficiency in our expanding Property Management department.

Duties:

  • Oversee residential and commercial properties in accordance with applicable management and regulatory agreements.
  • Show commercial spaces, negotiate rental amounts and increments followed by preparation of commercial lease.
  • Be abreast of rental delinquency by residential and commercial tenants.
  • Manage all aspects of day-to-day operations of properties, including tenant relations, maintenance and repair, security, etc.
  • Provide excellent tenant services, including responding to tenant requests/problems in a timely and courteous manner and generating work orders for routine maintenance.
  • Oversee compliance with government regulations for Local Laws and NYC agency-monitored equipment, such as elevators, boilers, fire suppression, etc.
  • Lead efforts to minimize and clear D.O.B, ECB, and HPD violations.
  • Lead and coordinate with other departments on building capital improvement projects.
  • Apply progressive discipline procedures for staff when necessary.
  • Along with the Field Maintenance Supervisor, lead and perform regular inspections of properties and tenant spaces to ensure proper upkeep of the property.
  • Monitor staff whose responsibilities include the preparation and completion of annual re-certifications for all residents, in compliance with LIHTC and Section 8 regulations.
  • Submit reports to tax credit syndicators and other funding sources/monitoring agencies as needed.
  • Participate in all reviews by outside entities; correct and submit audit findings precisely and in a timely manner.
  • Get bids, negotiate contractor proposals for needed repairs.
  • Secure additional vendors as needed.
  • Create and generate notices in response to nuisances and violations.
  • Along with Leasing Coordinator and Housing Specialists assist with administering tenant occupancy, including providing new tenants with an introduction letter regarding emergency contacts, rent collection procedures, and maintenance request procedures.
  • Assist in the preparation of the annual budget, reports, and financial performance measurements of portfolio.
  • Become proficient with the company's software. Coordinate entry of all property information into Yardi Voyager and meet all key dates of reporting to all agencies as per regulatory agreements.
  • Oversee and work with Building Occupancy Specialists on Senior Building audits, MORs, REAC Inspections, and other projects as needed.
  • On call evenings and weekend for emergencies.

Qualifications:

  • Bachelors’ Degree required
  • Minimum of 2 years’ experience in affordable housing Property Management and supervisory experience.
  • Strong writing skills
  • Knowledge of Landlord/Tenant rules and obligations
  • Knowledge of Housing Court eviction and procedures
  • Experience with Microsoft Office programs, Yardi Voyager and/or other property management software; familiarity with SiteCompli a plus.
  • Tax Credit Compliance and Occupancy Specialist certifications preferred.
  • Knowledge of HUD, NYS HCR, Low Income Tax Credit, HOME and other compliance requirements.
  • Knowledge of various subsidy administration (NYCHA, HPD Section 8, DHCR, SCRIE/DRIE) and landlord/tenant proceedings.
  • Bi-lingual English/Spanish is preferred.
