ZRS is growing again, which has opened up a new property manager position in Saint Augustine! We are looking for a goal driven, excellent team builder with the ability to coach and mentor. If you have demonstrated leadership skills, strong sales/marketing skills, strategic focus, have extreme financial analytical skills and a commitment to quality service for your residents then ZRS might be your new home. Our ideal candidate comes with luxury property manager experience in a completive market. Individuals with wrap, high-rise or midrise experience will be considered first.

Some Responsibilities Include:

• Manage the financial performance of the property by overseeing rents, occupancy and expenditures.
• Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
• Oversee resident relations, which includes taking resident phone calls, requests and concerns.
• Manage, train and counsel onsite staff effectively.
• Oversee daily leasing paperwork and proper completion of service requests.
• Analyze monthly performance and budget projections, discuss strategies with the Regional Property Manager and complete annual budget forecasts.
• Additional duties as assigned.

Qualifications

• High school diploma or equivalent is required. Bachelor’s degree is preferred.
• Excellent interpersonal communication skills, including the ability to motivate and lead a team.
• Proficiency in Microsoft Office (Word, Excel).
• Exposure to property management software and accounting software. Experience with OneSite is a plus.
• Ability to review, understand and report financial information including accrual and reclasses.
• A comprehensive understanding of marketing techniques and budgeting.
• Able to multitask and meet deadlines in a timely and organized manner.
• Must be able to work a flexible schedule, including weekends if needed.
• Must be able to tour the community with clients, which includes walking the property and climbing stairs.

Additional Requirements

• 3 - 5 years of Property Manager experience is required
• Those with at least 2 years of luxury assets experience is preferred
• A valid driver's license is required

Job Type: Full-time

Pay: $6,000.00 - $6,250.00 per month
